Nassau Bay project moving right along

Driving by on NASA Parkway, things seem to be at a standstill on the 31-acre tract that will become Nassau Bay Town Square.
The bulldozers are gone, the ground has been level and nothing appears to be happening.
But it is. Most of it underground at the moment.
“You don’t see it, but it’s being done,” Nassau Bay Councilman David Braun said last week, as he ticked off a list of projects under way in the master-planned community development Griffin Partners is putting together, including drainage projects and moving utility lines.
Construction has already started on the apartment project Martin Fein Interests is building, Braun said. The 313 luxury apartment homes will front on NASA Parkway at the intersection of Saturn Lane and the NASA Bypass, which connects directly to the Gulf Freeway.
When completed, Nassau Bay Town Square will have three office buildings containing up to 600,000 square feet, the apartment project, a 180-room Marriott Hotel, a 24,000 square foot conference center, some 73,000 square feet of retail space and the new Nassau Bay City Hall.
The poor economy has also affected progress.
The Marriott Hotel was held up when the original builder couldn’t get financing. Marriott soon got another developer, who is now working with Griffin to iron out the details.
Several businesses have pre-leased office space but Griffin is trying to get more as the more he has on lease, the easier it is to get financing, Braun said, adding that a number of retailers have also been lined up for the retail section of the Town Square.
Griffin Partners also has obtained approval from the Texas Department of Transportation to put the left turn lane on NASA Parkway, where the extension of Saturn Lane will cross and continue south. “There’s a lot going on you don’t see,” Braun said.
The apartment building will be four stories high with one, two and three-bedroom units surrounding a six-story garage.
The exterior facade of the contemporary style apartments will use a mixture of Somerset brick and Texas Stone brick. The apartments will range in size from 670 square feet in the one-bedroom units to 1,422 square feet in the three-bedroom homes.
Washers and dryers, microwave ovens, ice makers, cable TV, and dedicated computer connections will be included in each unit. Some will even have built-in book shelves and computer desks.
Westchase Construction, an affiliate of Martin Fein Interests, will be the general contractor for the apartment project with Guaranty Bank providing construction financing.
The permanent loan is through a joint venture between Fein and Guardian Life Insurance.
Nassau Bay officials think the nearly completed NASA Bypass will enhance the project because of its quick access to I-45 with its entrance and exit just a few feet from Saturn Lane and Space Park Drive.
